The Utah State Real Estate Sales Agent Exam is similar to many other Real Estate exams in the United States.

The 120 hours of the curriculum are quite a commitment for anyone looking to become a real estate agent.
The approved curriculum includes the following for the 120 hours:
- Ownership of Real Estate – 12 hours – This section covers ownership, ownership transfer, and land-use controls.
- Real Estate Brokerage And The Law of Agency – 12 hours – This section discusses agency and what it means and covers good faith, compensation, and ethics such as honesty and fairness.
- Contracts – 16 hours – The contract sections will review basic contracts, including legal principles such as offer and acceptance, breach of contract, and other contractual legal matters.
- Property Management – 4 hours – The property management section will go over the rights and obligations of landlord and tenant, types of leases, rental payments, and property management.
- Settlement – 8 hours – All aspects of the lending, settlement, settlement, and closing, including title insurance, are discussed.
- Federal Taxation – 2 hours – They will review all federal taxation issues in the section.
- Real Estate Finance – 16 hours – In real estate finance, they will go over all the federal government or HUD financing and other kinds of funding and loans.

- Test Preparation and Review – 8 hours – From the 120 hours, an 8-hour block was set aside to help students prepare and review for the agent exam.
As you can see from this list, becoming a Utah real estate agent is a time and education commitment. Depending on how fast you do this, it can take 6 weeks to 6 months or longer to sit and complete your Utah Real Estate License.

Utah Real Estate Agent Exam
Any Real Estate exam will take time and commitment. The exam is not meant to be easy, and it is intended to be comprehensive enough to cover and show that you have gained enough knowledge to become a licensed real estate agent in Utah.
The exams usually have two sections as follows:
- National Agent Exam – This section will test your general and specific understanding of Federal and other laws and other basics of real estate. This section has 80 questions; you must correctly answer 60 out of 80 to pass.
- Utah Agent Exam – This section will have questions specific to the state of Utah. This section has 50 questions, and you must answer 38 to pass.
You must pass both of these sections to become an agent in Utah. You will have 4 hours to take the exam and answer all the questions.
As the exam allows 4 hours, you know that the exam is rigorous and will take a lot of study and commitment to become a real estate agent in the State of Utah.
Qualifying To Take Real Estate Agent Exam
The State of Utah has outlined the qualifications of anyone seeking to become a qualified sales agent for real estate. An individual must meet these qualifications to obtain their license:
- Meet all statutory requirements for honesty, truthfulness, reputation, and competency outlined in the Utah Code Annotated 61-2f. Under the law, if you have had a felony conviction or plea within the last five years or any misdemeanor involving fraud in the previous three years, you do not qualify to take the exam.
- Be at least 18 years of age at the time of application.
- Minimum education of at least a high school diploma or equivalent.
- Within the last year, you must take 120 hours of approved education at an approved Real Estate Pre-License School.
- Take and pass the State Agent exam.
You can apply for a license once you have passed the agent exam. Once you are issued a license, the license is valid for two years but must be renewed.
To renew your license, you must show that you have completed another 18 hours of real estate refresher courses.
Becoming a real estate agent in Utah or anywhere in the United States requires time and resources. It would be best if you were willing to work hard to study the course material to pass the exam.
Once you pass the exam, you are required by state law to continue your education to renew your license. In short, to become a real estate agent means that you must be willing to do all the hard work necessary and learn all those things you need to know to become a qualified real estate agent.
