One of the hot new companies to enter the affordable housing market is the Las Vegas-based company, Boxabl. Rumor has it that Elon Musk of Telsa owns a Boxabl Casita.

Boxabl is a home that will unfold in an hour. To set up your home on your land, you must have all the utility hookups on the ground. Once you have the utility hooks up in the right place, the Boxabl is straightforward.

The Boxabl Casita

The Boxabl Casita is the Boxabl unit that the Boxabl company is now producing. You can get yourself a tiny, fully fitted home for about 50,000 USD.

Boxabl has entered what is known as the modular housing market; the Boxabl Casita is entirely made on-site in their factory in Las Vegas. The Boxable unit unfolds in as little as 90 minutes, and you have a tiny, self-contained house.

Boxabl claims their houses are built to a higher standard than manufactured homes or onsite homes. They claim to be more substantial than most traditional site-built homes.

The cost of the Boxabl Casita does not include shipping (the price is $3 to $10 per mile, depending on where you live in the United States) or international shipping costs. Boxabl says they are willing to ship it anywhere, even if you want to send it internationally, as long as you pay for the shipping.

Under 50,000 USD is cheap by any standard for a house in the United States – especially in many parts of the United States. Still, the truth is that many things are not included in this price tag.

Utility Hook-Ups Are NOT Included In the Boxabl Price

Utility hookups are not included in the Boxabl price. For the under $50,000 you pay for the boxable, you may need to spend that or more for the utilities set up.

The cost for the utilities set up will depend on where you live and what land you have purchased, including your local zoning regulations, permits, and other factors. It is hard to estimate a price for this as it differs so much according to where you want to set up the Boxabl Casita.

For example, in Utah, you can buy land, but some of the land does not automatically come with water rights, so if you buy some cheap land there, you may have to dish out more money to ensure access to water.

Other parts of the United States may have zoning regulations that will not allow prefabricated houses within city limits or specific areas.

All these complicated aspects of the utilities, land, water, electricity, and other factors would make it impossible for Boxabl to include the utilities hook-up in the price of their houses.

Boxabl houses are installed with the utilities; the actual utility hook-ups are not included in your Boxabl purchase, but the plumbing, electric, and HVAC all come preinstalled.

When your Boxabl comes to the site, the utilities will be plugged into the site to the exterior corner of the Boxabl.

What Boxabl Does Not Include

Your Boxable Casita will include your small Boxabl Casita house with a kitchen, bathroom, and small area for living.

What Boxabl does not include is:

Transportation Of The Boxabl –

The cost of the Boxabl does not include any transportation costs for you to get the Boxabl. That can be anywhere from $3.00 to $10.00 for shipping within the United States. Let’s take the average and say the Boxabl will travel 550 miles to get to you, and the cost comes out to 6.50 USD per mile, which is 3,575 USD. So, for it to come to you if you live 550 miles away, it would probably be anywhere from 3,000 to 5,500 USD. Not too bad a delivery cost for a house to be transported to you.

Utility Hookups –

The Boxabl comes ready to be hooked up to the utilities. Still, it does not come with all the Utilities set up and ready to be hooked up. If you want to use your Boxabl, you must have this all ready before it can be hooked up and fully functioning. The utility costs are tricky as they can be reasonable or very high depending on where you live and what land you will put it on. 

Land –

The price of the Boxabl does not include any land. You need to own, lease, or have rights to the land you will put your Boxabl house on.

Foundation –

Landscaping –

Landscaping is one of those things that can also add to the cost of the home and the land. If you need to build roads, take down trees, or level property, this can also cost money.

Permits –

One of the most significant issues with Boxabls will be your local zoning, rules, and permits. Boxabl has partnered with a company called Permits.com that can help you know what you need in terms of permits to ensure your Boxabl can be placed on your land.

I would recommend that before you purchase a Boxabl, you consider getting a service like Permits.com to help you navigate this – permits in the United States can be very complicated.

Set Up Costs –

Boxabl only sells the room modules. It would be best to set it up by a Boxabl-certified and state-licensed installer from your area. Depending on where you live, the actual Boxabl installers could be limited.

General Contractors Who Know Boxabls

One of the challenges will be to find a General Contractor who will want to build the foundation and get everything else ready. It will be best to find one who knows Boxabls, but that may almost be impossible in some parts of the United States.

Even though Boxabl accepts many kinds of foundations, to build the correct foundation, you will need to find a contractor in your area willing to set it up to the specifications required for your Boxabl. In particular, for the utility and other hook- ups that you need.

Boxabl may be able to help provide you with a contractor that can help, but in some areas of the United States, they may not have any contacts.

I am a great fan of Boxabls. I feel there are many great things about them, and one is the cost. I could say that even at the about 50,000 USD price tag, many variables can still be more costly.

Boxabl says the setup for a Boxabl can be 5,000 to 50,000 USD, depending on your area. That is a vast range for the costs, so it could end up being a 100,000 USD small house plus land costs and transportation or a 55,000 USD house plus land costs and transportation.
